    • Prepare a comparative market analysis that will assist you in pricing your property and work to justify your pricing in the negotiation stage and thus get you better results.

    • Create custom flyers (both electronic & hard copies) to be mailed to the target audience.
    • Post your property in national and local publications (all new listings are posted in the National Post as part of a large 1/3 or 1/4 page adv.). We also use the following targeted publications (ask for examples):

    *We reserve the right to limit advertising for some properties if we feel they are not appropriate for specific publications (i.e. We don't advertise ranches in Pacific Yachting).

    • Include detailed information and pictures of the property on this website and the www.landquest.com site.
    • Track the number of visitors to the site to help evaluate the marketing campaign and adjust advertising.
    • Post ads on internet resources such as Craigslist, Kijiji, BC Homes For Sale, etc.
    • Share proven tips and techniques that will help your property sell quickly.
    • Qualify buyers before showing your property.
    • Arrange an appointment for showing the property or provide detailed property and area information, maps and directions to the prospective purchaser.
    • Provide regular feedback of the activity on your property and market conditions.
    • Promptly present and advise you on any offers to purchase.
    • Negotiate on your behalf and provide credible advice and direction about how to handle counter offers and proceed with offers.
    • Help you through inspections, appraisals, financing and all matters related to the sale.
    • Explain the closing process so you have an estimate of the cash you have at closing.
    • Follow up and keep in touch after the sale.

    Using the information I gather from talking to buyers of recreational property I provide consultation services for developers who are looking for product, place, price, and other market trends from a source that represents future buyers, not past buyers as most research is based. It is a win - win - win situation for the developer, buyer, and us. The buyers get what they are looking for, the developer reduces risk and gains market clarity, and I establish strong relationships.

    I strongly advise any buyer to take advantage of the services offered by a buyer's agent. Making an offer on a property directly to the seller's agent is not usually the most advantageous to you the buyer. Of course each buyer's agent offers different services so I can only speak about what I do for my clients.

    By using me as your buyer's agent, I not only can save you the time required to research and find the ideal recreational property... and then send them directly to you in either print or email form, I can also conduct non-biased appraisals, pull title searches, site plans, zoning and topographic maps, provide insight on the market, make recommendation on how to structure the right offer with only those subjects that protect and benefit you and negotiate on your behalf. When prime property, especially affordable lakefront land, cabins or cottages, hits the market they usually do not last long. The key is to tie the property up as fast as possible and with no strings attached and then go visit and conduct the due diligence required. If the property does not suit, no money is tied up and you avoid the risk of having another buyer come in and purchase the property while you are making arrangements to visit or learn more about the property. Additionally, as an agent with LandQuest Realty I have access to the most advanced computer and real estate analysis resources through our partnership with Landcor Data. I also have the skills and knowledge to skillfully navigate online mapping resources such as BC Cadastre and provide extensive information on land anywhere in the province.

    Get Paid For Finding Your Own Recreational Property
    If you find the ideal property yourself, independent from my property searches, I will offer you 25% of the fee offered by the selling agent so you get paid for finding your own property - it might not be a large sum, but it might help pay for some extra toys to keep at the lake or equipment for your new hobby farm or just put it against the purchase price - all in addition to the benefits of using me as your buyer's agent above. As you can see it only serves to benefit you to hire me to represent your recreational real estate needs. I am a hard working, honest real estate professional and I look forward to representing you.
