    Buyer Services

    I strongly advise any buyer to take advantage of the services offered by a buyer's agent. Making an offer on a property directly to the seller's agent is not usually the most advantageous to you the buyer. Of course each buyer's agent offers different services so I can only speak about what I do for my clients.

    By using me as your buyer's agent I can offer you some or all the following services (click here for benefits of using a buyer's agent):
    • Set up customized property searches to find property for sale in BC
    • Conduct non-biased market evaluations, as an agent with LandQuest Realty I have access to the most advanced computer and real estate analysis resources through our partnership with Landcor Data
    • Pull title searches
    • Skillfully access site plans, zoning, aerial & satellite photos, topographic maps all over the province
    • Provide insight on the recreational marketplace and recreational real estate for sale
    • Assist with financing - not all lenders will lend on bare land or rural property, the rates and underwriting process are different, I can help you navigate through this and eliminate stress & time constraints & save you dollars
    • Make recommendation on how to structure the right offer with only those subjects that protect and benefit you
    • Negotiate solely on your behalf
    Benefits of Using Buyer's Agent
    For years we have been used to the Seller of Real Estate having their own representation, this of course was the listing agent. Today the buyer of BC Real Estate has the same opportunity for representation by creating a relationship with a Realtor and having that Realtor act as their Buyer's Agent. When purchasing real estate in an unfamiliar market it is imperative to have full representation to assure your interests are fully looked after and a dual agency (where the same Realtor is working for both) does not accomplish this. Below are some additional benefits to having a Buyer's agent:
    1. A Buyer's Agent has a responsibility to show you all properties on the market that fit your buying profile - not just the ones that pay him or her the highest fees. Also in BC there are a number of real estate boards & not all boards use the same interface to locate property. On the public end it is very difficulty to search for property in rural area as the mapping resources are quite weak. The mls system is opening up to private sellers this will create both opportunities and liabilities - contact me for more details. As a result large real estate companies and many Realtors will focus more on individual marketing and are launching new web sites and there are hundreds of for sale by owner websites out there to navigate around and I know them all very well. If you have a residential Realtor in the city do not assume they can fully help you as the process to locate, find and conduct due diligence is very different. Having an agent that knows the geography and rural and recreational real estate markets all over BC and mapping resources and to fully inspect and qualify property prior to making the long trip to view it can save you dollars and more importantly your time.
    2. When you find a property that is of interest to you or when your agent sends you one you like, the Buyer's Agent will do a market analysis on the property, confirm zoning, maps, topography, water details, etc so you will be more informed. If you deal directly with the listing agent they will of course supply you with all the info you request and they can not mislead you, but if you don't know what to ask or forget to ask something that could be a deal breaker, then what?
    3. The Buyer's Agent will have reliable & credible professionals to direct you to in order to complete your transaction - buying and financing real estate in rural areas, bare lots, farmland or recreational property is a more complex process than buying a residential home in the city for personal use. These differences are important to know before you submit your offer to help you structure it accordingly.
    4. The Buyer's Agent will also write a contract that is friendly for the Buyer, making sure the Buyer's rights are fully protected; the standard clauses a residential Realtor may use do not always cover all your potential liabilities.
